It’s a different feel from a private condo, but most residents get used to it.
Use the second bedroom as a study (or an office/guest room combo). If both bedrooms are in use, find a nook in the living or dining area for a desk. For instance, a small desk by a window can serve as a cozy work spot. Pick a corner that doesn't disrupt daily living.
Look for stains on ceilings, peeling paint, and musty smells after rain. Outside, inspect gutters, downpipes, and ground drains for blockages. Ask about recent roof repairs and how quickly water pooling or leaks are handled when reported.
Studios are energy-efficient to cool with one air-con unit covering the entire space. However, cooking heat and humidity affect the whole living area immediately. Good ventilation becomes crucial - ensure windows open for cross-ventilation and the kitchen has effective exhaust. Consider the orientation and whether the unit gets direct sunlight, which can make small spaces uncomfortably warm.
Landed houses offer more space but lack condo facilities. You’ll likely get a bigger room and maybe a garden or yard to enjoy. However, you won’t have amenities like a pool or gym on-site. It’s a balance: more personal space and privacy in exchange for not having shared facilities.
At move-in, note any existing damage (take photos) and inform the landlord immediately so you’re not held liable. At move-out, return the home in the same condition: clean thoroughly, fix any minor damage you caused, and ensure all items are returned. This way you should get your deposit back.
