Look for persistent damp smells, water stains, mold, warped wood, peeling paint, pest traces, and poor ventilation. Test taps, appliances, windows, and locks. If something seems off or the landlord avoids answering questions, consider it a red flag.
Stand in the room you’ll use most and make a call, send a video message, and try streaming. Check signal bars near windows and inside bedrooms. Ask which providers serve the building and confirm cabling points and router placement options.
Request written consent before drilling or painting. Confirm patching and color reinstatement at move out. Keep invoices for any professional work. Small changes can improve livability, but agreeing responsibilities now prevents friction when returning the unit later.
HDB flats open onto a common corridor. If your unit is along a corridor with neighbors walking by, you might need to keep your gates or curtains closed at times for privacy. Corner or end units offer a bit more seclusion since fewer people pass your door. When viewing a flat, notice the corridor layout – if the windows or door face a busy walkway, plan on using curtains/blinds for privacy. It’s a different feel from a private condo, but most residents get used to it.
Older HDB flats are usually more spacious but come with age. They might have older fittings and be a bit more worn, and some can get warm if they lack modern ventilation or insulation. Newer flats have updated interiors and designs, but they often trade off some space – rooms and living areas might be smaller. Think about whether you prefer the extra room of an older flat (and don’t mind a bit of old-school charm) or the fresh finish of a newer, albeit cozier, flat.
Not all HDB blocks have lifts on every floor. In some older blocks, the lift may stop only on certain levels, meaning you’d need to take the stairs for a floor or two. Check if the flat’s floor has direct lift access for convenience, especially if you have lots to carry or anyone with mobility issues. (Newer blocks usually have lifts on every floor.)
