Run taps and flush toilets to check water pressure (and watch for leaks). Turn on lights, fans, and air-con to ensure they work. Test any provided appliances as well. Check walls and ceilings for water stains or mold. Note any problems and have the landlord address them before move-in. Photograph any defects and attach them to the inventory to avoid end-lease disputes.
2-bedrooms can work for families with one or two young children, offering more space than a 1-bedroom while remaining affordable. Consider safety features, proximity to schools and parks, whether the layout allows parents to supervise children, and if there's adequate storage for family belongings and toys.
A master bedroom (with an attached bathroom) is ideal if you value extra space and privacy. It’s great for couples or individuals who want more room and their own bathroom. You get a larger area to yourself, which is nice if you work from your room or just like having a private bathroom and more storage. If your budget allows and you prefer not to share a bathroom, a master bedroom is a good choice.
Not all HDB blocks have lifts on every floor. In some older blocks, the lift may stop only on certain levels, meaning you’d need to take the stairs for a floor or two. Check if the flat’s floor has direct lift access for convenience, especially if you have lots to carry or anyone with mobility issues. (Newer blocks usually have lifts on every floor.)
No private pools or gyms, but you’ll find community clubs, sports centres, and public pools nearby. Many tenants prefer the neighbourhood feel and everyday convenience.
HDB regularly upgrades older estates with new lifts, facades, or facilities. While improvements are beneficial long-term, they can cause temporary noise, dust, and access disruptions. Check if any upgrading is planned during your lease period and how it might affect your daily routine and rent.
Void decks host community events, celebrations, and sometimes funeral wakes that can create noise and activity. Lower floor rooms may be more affected by these activities. While these are part of HDB community life, understand the typical schedule and duration of events, and plan accordingly for noise-sensitive activities like sleep or work calls.
