Condos often have specific rules about tenant behavior, pet policies, noise restrictions, and guest limitations. Some prohibit short-term rentals, have strict move-in procedures, or limit the number of occupants. Understand parking allocations, facility usage rights, and any restrictions on modifications. Violating condo rules can affect your tenancy even if your landlord approves certain activities.
Not all HDB blocks have lifts on every floor. In some older blocks, the lift may stop only on certain levels, meaning you’d need to take the stairs for a floor or two. Check if the flat’s floor has direct lift access for convenience, especially if you have lots to carry or anyone with mobility issues. (Newer blocks usually have lifts on every floor.)
Older HDB flats have a rubbish chute inside – make sure its lid seals well to keep out odours and pests. Newer flats use a shared chute on each floor. If your flat is near that chute, you might catch an occasional smell, but it’s usually minor if kept clean.
Many are, but not all. Confirm air‑con in your room, servicing schedule, usage rules, and who pays for maintenance. Older compressors may be less efficient and noisier.
Condos regularly conduct fogging for mosquito control, especially during dengue seasons. You'll receive advance notice to close windows and stay indoors during fogging. Remove or cover food, drinks, and personal items that might be affected. Understand the schedule and duration of these activities, and plan your day accordingly. Some buildings also do regular pest control that may require temporary room access.
For multiple generations, prioritize accessibility and privacy. Make sure one bedroom for grandparents is easy to reach (no stairs) and near a bathroom. A 4-bedroom with a second en-suite (junior master) is ideal to give older parents their own space. Ensure there's plenty of common area for family gatherings, but also enough rooms or corners for privacy when needed. That way, everyone has a comfortable room and nobody feels cramped.
Condos have security and access controls. You’ll get a resident card or fob for gates and lifts. Visitors usually need to sign in at the guardhouse, and you might have to approve them. Know your condo’s guest procedure so friends can visit smoothly.
