Whether you’re a landlord listing a spare room, an agent marketing multiple units, or a co-living operator filling beds fast, the goal is the same: get your listing live quickly, look trustworthy, and attract the right enquiries.
This guide walks you through the Hozuko listing flow step-by-step.
Before you start (what you’ll need)
- The exact address (or at least postal code)
- Your price and availability date
- A few clear photos (more tips below)
- Basic rental details (utilities, lease duration, room type or unit layout)
Step 1: Sign up (fastest path: Google)
- Create an account first.
- Choose Google sign-in if you want the lowest-friction setup.
- If you use email-password:
- Verify your email
- Set your password
- Key in your name (so renters see a real profile behind the listing)
Step 2: Click “List property”
Once you’re in, hit List property from the top navigation.
Good to know: Listing a room or whole unit is free. You can publish first, then improve later. Most listings get stronger after the first few enquiries teach you what renters keep asking.
Step 3: Enter the address, then choose building + rental type
You’ll land on the first screen of the listing flow.
- Search for your address (building name, address, or postal code).
- Select Building type:
- HDB
- Condominium
- Landed
- Select Rental type:
- Room
- Whole unit
Step 4: Fill in lease details (price, utilities, availability)
Next comes the basics renters filter by.
- Price (SGD): enter the monthly rent.
- Tick Includes utilities if applicable.
- Available from: pick the move-in date.
- If relevant, tick Is lease takeover (this helps set renter expectations immediately).
- Preferred lease duration: choose one or more:
- 6 months
- 1 year
- 2 years
- Flexible
Pragmatic guidance:
- If you can accept multiple durations, select them. You’ll widen the pool without committing to anything in writing.
- If utilities are not included, consider stating typical ranges later in the description (it reduces repetitive questions).
Step 5: Add listing details (room details or unit details)
If you’re listing a room
You’ll fill in room-specific info such as:
- Photos (up to 15)
Drag to reorder. The first photo becomes your cover photo, so make it your brightest, most complete shot. - Room type: Common or Master
- Gender preference: Any / Male / Female
Only set a strict preference if you truly need it. “Any” usually attracts more enquiries. - Description
Write for clarity. Cover what renters always ask:- What’s included (Wi-Fi, aircon, laundry, cooking rules)
- Who they’ll live with (owner-occupied, other tenants, co-living setup)
- House rules (visitors, quiet hours, smoking)
- Why the room is worth it (location, high floor, renovated, etc.)
If you’re listing a whole unit
You’ll land on Unit Details and fill in:
-
Photos (up to 15)
- Upload your photos.
- Drag to reorder.
- Cover photo matters most. Choose the most “sellable” hero shot first.
-
Studio apartment (checkbox)
- Tick “Is studio apartment” if the unit is a studio layout.
-
Number of bedrooms
-
Number of bathrooms
-
Furnishing Choose one:
- Unfurnished
- Partially
- Fully
-
Unit size (optional)
- Add size if you have it.
- You can toggle units (e.g., sqm or sqft).
-
Description Make it scan-friendly and factual. Good whole-unit descriptions usually include:
- Layout highlights (e.g., “separate entrance”, “private garden”, “bright living room”)
- What’s included (appliances, AC units, key furniture)
- Lease context (especially if takeover, and what the renter needs to know)
- Viewing instructions (preferred timing, notice required, etc.)
Step 6: Review your listing before publishing
Before you publish, do a quick scan like a renter:
- Are the photos clear and in the best order?
- Does the price match what you intend to quote?
- Is the availability date correct?
- If it’s a takeover, did you include the lease end date?
- Is the description answering the most obvious questions?
A clean review step saves you from low-quality enquiries.
Step 7: Verify with Singpass (higher visibility, more trust)
After your listing is up, verify your account with Singpass.
On Hozuko:
- Verified listings show up higher in search results
- Verified listings get 2.25× more enquiries due to increased visibility and trust
If you want one “unfair advantage” as a lister, this is it.
Step 8: Enable push notifications (don’t miss enquiries)
Speed wins in rentals. Replying quickly can be the difference between a viewing and a ghost.
Enable push notifications so you don’t miss new enquiries.
iOS note: Hozuko needs to be added to your Home Screen first before push notifications work reliably (common for web apps). Once added, turn on notifications and you’re set.
Practical tips to get more enquiries (without changing your rent)
Photos that work
- Use daylight, open curtains, switch on lights
- Show the full room: doorway view, bed, wardrobe, desk
- Add context shots: kitchen, toilet, living area (if allowed)
- Avoid blurry night shots and extreme wide-angle distortion
Price realistically
- If you’re slightly above market, justify it clearly (new furniture, ensuite, included utilities, prime location).
- If you want more leads fast, price competitively and keep terms simple.
Write like you’re answering WhatsApp questions in advance
- What it is
- What’s included
- Who it’s for
- What the rules are
- How to view it
Respond fast and keep the next step obvious
When someone enquires, give a direct path:
- “Are you available for viewing tomorrow 7pm or Saturday 11am?”
- “Move-in date and profile? I can confirm within the day.”
