Use light colors, mirrors, and good lighting to create an illusion of space. Choose compact, multi-functional furniture and utilize vertical storage. Keep the room uncluttered, use under-bed storage, and consider whether you can use some shared areas for activities like studying or relaxing.
Families need significant storage for clothing, toys, school supplies, and household items. Look for built-in wardrobes in each bedroom, linen closets, kitchen storage, and utility areas. Check if there's a storeroom, under-stair storage, or if you can add storage furniture without overcrowding the space.
Address excessive utility usage diplomatically but firmly. Document patterns with photos of meter readings or bills showing spikes. Propose individual monitoring solutions like smart plugs for high-energy appliances or separate air-con timers. Consider splitting bills proportionally based on actual usage rather than equally. If direct conversation fails, involve the landlord to mediate or implement individual metering systems.
Even with more space, it’s wise to plan storage to avoid clutter. Use the built-in wardrobes in the bedrooms. If one bedroom is spare, add extra shelves or cabinets there. Use any storeroom or utility room for bulky items. Assign each type of item a spot so storage is spread out. And declutter regularly even with more room.
Master rooms command premium rent due to size and ensuite access. Research comparable listings to understand market rates. Consider negotiating longer lease terms for rent stability, or ask about inclusive utility caps to manage higher consumption costs. Some landlords offer furnished master rooms - evaluate if the premium is worth the convenience.
Older HDB flats have a rubbish chute inside – make sure its lid seals well to keep out odours and pests. Newer flats use a shared chute on each floor. If your flat is near that chute, you might catch an occasional smell, but it’s usually minor if kept clean.
Clarify which accounts must be in your name and how meter readings are recorded at handover. Photograph readings and sockets you’ll use heavily. Schedule installation visits early so internet and power changes don’t disrupt your first week routines.
