Create zones with rugs, shelving, and lighting changes. Use furniture placement to carve out separate areas. For example, a shelf or screen can divide your bed from the rest of the space. Try to group your bed, sofa, and desk separately, so sleeping, relaxing, and working each have their own corner in the room.
Ask whether pets are allowed, any size or breed restrictions, and cleaning expectations before move out. Disclose allergies or sensitivities early. If you need small modifications, like childproof latches, get written consent and agree on reinstatement responsibilities.
Landed houses can attract more pests (like mosquitoes, ants) since they’re at ground level and have gardens. Check for window screens and ask if regular pest control is done. Also look for water stains or damp spots that could signal roof or drainage leaks.
Rental demand typically peaks during university intake periods (July-August and January) and expat relocation seasons (June-August and December-January). Prices may be higher during these periods. Consider timing your search during off-peak months for better deals and more negotiating power. Chinese New Year period often sees reduced activity.
Ask about work schedules, sleep schedules, social habits, cleanliness, and how issues are handled. If one of you is very neat and the other more casual, it could cause friction. Observe fridge organization, sink state, and bathroom tidiness during viewing. Look for someone whose daily routine and approach to shared living align well with yours. Trust your instincts – feeling comfortable with their personality is a good sign.
