My existing co-sharing company tenant has decided to terminate his lease w.e.f. 15.9.26. This approximately 1700 sq foot apartment has been converted from a 4- to a 6-bedder (with URA Approval) and is fitted with 3 new ACs some months back. All rooms are fitted with ACs. There's also one in the dining area.
Two of the rooms come with attached bathrooms. Another two common bathrooms are also there.
It is on the topmost 8th floor of Blk 160, Ballota Park, overlooking the pool and above the function and children’s pool. It comes with two parking lots, a washing machine, dryer and a storeroom.
Based on my study of District 17 apartments, the going rate for a 5-bedder rental at Palm Isles is $7300 to $8500. Although my apartment is a six-bedder, I don't have very high expectations, so I am looking for no less than $6000. Definitely not less than this figure.
3 to 4 of the 6 rooms are currently occupied, and all of the sub-tenants have informed me that they would prefer to reside there at the current rental rates. ....which I informed them may not be possible, as it is based on 2023 rates. The new anchor tenant may likely increase their rates. Some of them may move out...Enclosed are some photos.
Viewing can be arranged in advance, preferably on a weekend (daytime) as I would have to inform my current tenant of the visit.

5-bedder apartments at Palm Isles have been rented out for about $ 7,300 to $ 7,500 per month. Though these apartments are larger in size, I believe the co-sharing companies are more keen on the number of rooms than the size.
Based on a quick AI search, I have noted the following between Palm Isles and Ballota Park: There is also a 24 hr NTUC Minimart about 6 minutes walk at the Esso Station.

Ballota Park Wins for Quick Errands: You can walk to Komo Shoppes in about 3 to 4 minutes from Ballota Park. It features a supermarket.
Palm Isles: Residents here can also access it, but it requires a slightly longer walk (around 10 to 12 minutes) or a 1-stop bus ride down.
Before you speak to any organization relating to the above, please do bring to their attention the current market rate.
