What is the average room rent in Singapore right now?

Looking across all recent room listings on Hozuko, the typical asking rents for whole-of-Singapore sit around:

In simple terms:

  • A typical HDB common room is around S$900, usually between S$800–1,100.
  • A typical HDB master room is around S$1,350, usually between S$1,200–1,600.
  • A typical condo common room is around S$1,250, usually between S$1,100–1,450.
  • A typical condo master room is around S$1,880, usually between S$1,600–2,200.
  • Landed rooms are usually the most expensive segment, especially for master rooms.

How to read this guide

To keep things practical and fair:

We use the 25th–75th percentile range + median for each segment.
This cuts away extreme outliers and focuses on where most listings cluster.

We then present the data at three levels:

  1. Whole-of-Singapore (overall HDB vs condo vs landed, common vs master)
  2. By region (Central, East, North, North-East, West)
  3. By planning area (e.g. Bedok, Clementi, Ang Mo Kio) for HDB and condos

Rule-of-thumb: why are some rooms priced higher and others lower?

Numbers are helpful, but you’ll still want a feel for why two rooms in different places can have very different prices.

Here’s a simple rule-of-thumb:

In general:

  • Landed is usually priciest, followed by condo, then HDB, all else being equal.
  • Central, MRT-close, newly renovated, master rooms sit toward the upper end of the range.
  • Further out, longer walk to MRT, simpler finishes, common rooms sit toward the lower end.

How HDB, condo and landed compare across Singapore

Using the whole-of-Singapore medians:

  • HDB vs condo

    • Condo rooms cost roughly S$300–400 more than HDB rooms of the same type on average.
    • The premium is larger for master rooms than for common rooms.
  • Condo vs landed

    • Landed common rooms are broadly in the same band as condo common rooms, sometimes slightly higher.
    • Landed master rooms tend to edge above condo masters in median terms, especially in more central regions.
  • Common vs master rooms

    • Moving from a common room to a master room typically adds a few hundred dollars, regardless of building type.
    • The exact premium depends on location and size, but the pattern is very consistent.

You can treat the table at the top as the baseline, then use the upcoming region and area tables to see how things shift depending on where in Singapore the room is.

Takeaways:

  • Central HDB rooms are expectedly at the higher end for both common and master.
  • East and North-East are fairly similar for common rooms, with medians around S$900–920.
  • North and West skew slightly cheaper for common rooms, which lines up with being further from the CBD.

Condo room rents by region

We only show segments with at least 25 listings. If a cell shows , it means the sample size was too small to quote a range responsibly.

Observations:

  • Central condo master rooms commonly sit around S$2,000, often between S$1,680–2,400.
  • Even in the outer regions, condo master rooms usually cluster around S$1,600–1,800.
  • Common rooms in non-central regions typically sit between S$1,100–1,300, which is clearly above HDB levels in the same regions.

Landed room rents by region

  • Find your planning area and room type.
  • Compare your asking rent or target rent to the range:
    • Around the median → roughly in line with typical listings.
    • Above the 75th percentile → the room should offer above-average value (location, renovation, size) to justify it.
    • Below the 25th percentile → could be a good deal, or it may come with compromises (house rules, distance to MRT, older condition).

You can see:

  • Central and city-fringe areas like Queenstown, River Valley, Outram, Marine Parade, Kallang, Novena have noticeably higher ranges.
  • More outer-region condo areas (e.g. Ang Mo Kio, Jurong West, Yishun, Choa Chu Kang) still often sit around S$1,100–1,300 for common rooms.

If your area or room type is missing

You’ll notice:

  • Some areas do not appear at all for a given building type.
  • Some appear only for one room type (common or master).

This is intentional. Whenever a segment has fewer than 10 listings (majority have far greater than 10), we hide it instead of quoting a potentially misleading range.

If your exact segment is missing:

  1. Start from the region-level table or whole-of-Singapore baseline for your building type (HDB, condo, landed).
  2. Apply the rule-of-thumb factors:
    • Closer to MRT, more central, better facilities, master room → expect rent toward the upper half of the regional range.
    • Further from MRT, more basic finishes, common room → expect rent toward the lower half of the regional range.

This gives you a sensible estimate even when we cannot safely show your exact area.


How to judge whether a price is “fair”

For renters:

  • If the asking rent is within the 25th–75th percentile range, it is broadly in line with what others are asking today.
  • If it is well above the 75th percentile, check what value you’re getting:
    • Very new renovation or very large room?
    • Short, comfortable walk to MRT?
    • Utilities, Wi-Fi, cleaning included?
  • If it is well below the 25th percentile, be curious:
    • Any strict house rules, visitor restrictions, or limitations on cooking?
    • Older condition, no air-con, or long walk to MRT?

For landlords and agents:

  • Pricing around the median usually balances speed and yield.
  • If you want to fill quickly, you might aim closer to the 25th–50th percentile range.
  • If you are willing to wait for a higher rent, you can test the upper half of the range, but listings above the 75th percentile should be supported by strong photos and a compelling description.

Important disclaimer: asking vs transacted rents

All the figures here are asking rents, based on recent Hozuko room listings (active, marked as rented, or recently deleted) as at 28 November 2025.

  • They are not final signed rents after negotiation.
  • In practice, contracted rents can be lower, once both parties negotiate.
  • Occasionally, they can be higher if multiple renters compete for a rare or exceptional room.

Even with that, asking rents are still a very useful live reference of what room listers think the market can bear right now. You can treat this guide as a current market temperature check.
