This snapshot looks at monthly asking rents in Singapore dollars (S$) for recent Hozuko room listings as of 28 June 2026.

The short version: HDB common rooms still cluster around S$900, condo common rooms are closer to S$1,300, and condo master rooms now show a noticeably higher median at about S$2,170.

Across Singapore, the typical asking-rent ranges on Hozuko are:

How to read the numbers

Each quoted range uses the 25th-75th percentile plus the median.

That means:

  • the lower number is around the 25th percentile
  • the upper number is around the 75th percentile
  • the median is the middle listing in that segment

This is more useful than a simple average because a handful of unusual rooms can otherwise pull the number up or down.

For this refresh:

  • Region tables show cells with at least 25 listings.
  • Planning-area tables show cells with at least 10 listings.
  • The tables focus on cells that meet those reporting thresholds.
  • Figures are asking rents, not final signed rents after negotiation.

What changed from the last snapshot

The broad structure of the market is familiar: common rooms are cheaper than master rooms, and HDB rooms are cheaper than comparable condo rooms. But a few details stand out in the June 2026 data.

First, condo master rooms are meaningfully higher than in the previous snapshot. The national median is now around S$2,170, and Central condo master rooms show a median around S$2,300.

Second, HDB common rooms remain relatively stable. The national median is still around S$900, with many non-central areas clustered between S$800 and S$1,000.

Third, landed rooms show a wider spread by room type. Landed master rooms sit well above landed common rooms, while landed common rooms overlap more with condo common-room pricing.

HDB rooms show a consistent region-level pattern across all five regions.

What this suggests:

  • Central HDB rooms remain the highest region-level HDB segment.
  • North, North-East and West HDB master rooms are tightly grouped, with medians around S$1,300.
  • East HDB rooms sit above North and West for common rooms, but below Central.

Condo room rents by region

For condos, common-room rents are reported across Central, East, North-East and West. Master-room rents are reported across Central, East and West.

The useful takeaway is that condo common rooms are no longer just a Central-region story. East, North-East and West condo common rooms all cluster around S$1,200-S$1,300 at the median.

For condo master rooms, reported medians are around S$1,900-S$2,300.

At region level, Central landed master rooms meet the reporting threshold.

For HDB common rooms, lower-cost areas include Choa Chu Kang, Woodlands, Yishun, Jurong West and Hougang. More central or mature areas such as Queenstown, Bukit Merah, Kallang and Toa Payoh sit higher.

Some planning-area medians may look surprising because condo stock varies a lot by age, project quality, MRT access and whether the listing is in a larger shared unit. Treat the planning-area table as a local price check, then compare individual listings on photos, commute and house rules.

How to use this if you are renting a room

If a room is priced inside the 25th-75th percentile range, it is broadly in line with similar Hozuko listings in that segment.

If it is above the 75th percentile, ask what explains the premium:

  • Is it close to MRT?
  • Is the room larger than usual?
  • Does it have an attached bathroom?
  • Are utilities, Wi-Fi or cleaning included?
  • Are the photos and condition clearly above average?

If it is below the 25th percentile, it may be good value, but check the trade-offs:

  • strict visitor or cooking rules
  • longer walk or bus ride to MRT
  • older room condition
  • no air-con
  • unusually short lease or lease takeover constraints

For publishers, the median is a useful starting point.

  • Price near the median if you want a balanced starting point.
  • Price closer to the 25th percentile if you want faster enquiries.
  • Price above the 75th percentile only if the room has a clear reason to command more.

For common rooms, small price differences can matter. A room at S$950 may sit in a different enquiry band from one at S$1,100, especially in HDB-heavy areas where renters can compare many similar listings.

For master rooms, the premium is real, but renters will expect a clear benefit: attached bathroom, privacy, size, or better furnishing.

Some neighbourhoods and room types are best checked against the broader region or national benchmark.

For an exact area or room type:

  1. Start with the national segment table.
  2. Check the region table for your property type.
  3. Adjust based on the actual room: MRT distance, attached bathroom, furnishing, owner-staying setup, cooking rules and lease flexibility.

For highly specific searches, compare the benchmark against live listings with similar commute, room type and furnishing.

Methodology and disclaimer

These figures are based on Hozuko room listings as of 28 June 2026.

The source set includes 1,979 room listings:

  • 1,458 currently published listings
  • 521 listings marked as rented in the last 180 days

We also apply a basic rent sanity filter and include only monthly rents from S$400 to S$6,000.

These are asking rents, not final contracted rents. Actual signed rents may be lower after negotiation, or occasionally higher for rare rooms with strong demand.
